We build to an aspiration,
not to a standard

AronCorp Ltd have been building generous, characterful 2, 3 and 4-bedroom houses throughout the South-East of England for 25 years. We don't build to a basic standard — we build to an aspiration, providing houses we ourselves would love to live in.

This means creating a living environment where every aspect of design considers the homeowner's needs but also those of the immediate neighbourhood and local ecology.

Who is behind AronCorp

Gavin Thomas

Gavin Thomas

Gavin Thomas (GT) began his property development career in 1984, when he joined Balfour Beatty Homes as a Development Executive and oversaw the construction of several large housing schemes, winning a Prince of Wales Award for an 85-unit scheme in Old Basing, Hampshire (The Topiary) which heavily influenced the Duke of Cornwall’s large housing project at Poundbury, in Dorset.

In 1988 he joined London & Edinburgh Trust Plc (the Beckwith Brothers) and developed several large sites in Chelsea, London, including 14 houses at Rowland Mews, 28 houses and apartments on Hollywood Road, 32 houses and apartments on Hortensia Road and 37 houses in Little Venice.

GT oversaw the acquisition and cleaning up of a 42-acre site in Ilford, which had been contaminated with low level radioactive waste. Working closely with HMIP, the HSE and the then Home Secretary, Virginia Bottomley, his team successfully decontaminated the site and established the international procedure for dealing with similar sites, which is still used today.

In 1992, he was appointed Development Director of Blue Circle Industries, where, amongst other schemes, he directed Chafford Hundred (5,000 new homes), Crossways Business Park (5.4 million sqft) and Bluewater Shopping Centre (1.75 million sqft).

Whilst at Blue Circle, he became responsible for many projects along the East Thames Corridor and co-wrote the original paper on the Government’s expansion of the new Thames Gateway, which was delivered to Parliament by Michael Heseltine in 1995. GT was appointed to the Prime Minister’s ‘think tank’ on Business Regeneration in 1997.

GT left Blue Circle in 1999 to set up AronCorp.

Since then, AronCorp has developed a large commercial scheme in Dartford comprising 750,000sqft of industrial space (including a 500,000sqft distribution depot for Lidl), 104 houses in Hythe, Kent, and 165 houses and apartments in Rye, East Sussex.

Further schemes have been completed in Lewisham (32 houses) and Fleet (10 houses).

AronCorp’s current projects include two sites in Alton, Hampshire where 20 new private market dwellings have recently been released and a site in Beech, Hampshire, which was granted planning permission for five private market detached dwellings in 2025. These homes will be available from Spring 2028.

Kirsten Thomas

Kirsten Thomas

Kirsten has been a director of AronCorp since 2018 and is now overseeing the sales and marketing strategy for twenty beautiful new town-centre homes at Chapel Gardens and Providence Place in Alton, Hampshire.

Previously, Kirsten was a marketing executive at Alton (Convent) School involved with managing the school’s online presence, liaison for all school media coverage and closely involved with re-branding the school as it moved away from educating girls exclusively to having a mixed student cohort. Prior to that, Kirsten was the school’s Office Manager.

Kirsten’s career portfolio also includes public relations, project management and gallery assistant.

Before Alton

Valley Park,
Rye

Before Alton there was Valley Park: 165 homes of one to five bedrooms in fifteen acres of private parkland on the outskirts of Rye, East Sussex, overlooking the High Weald.

Built in the traditional Kent and Sussex style — clapperboard and brick under tiled roofs, behind white picket fences — with Shaker kitchens, underfloor heating and a ten-year warranty as standard. The same idea, a development earlier: houses we would be happy to live in ourselves.
